The Takeoff Doctor Process


Call or email The Takeoff Doctor to review your needs, or setup a meeting at your office, if local.


Supply plans and specs at meeting, ship to my mailing address, or email (PDF, GIF, TIF).


Once I have all of the information on hand, I will give you a proposed schedule for completion. While most takeoffs take less than a day, I must also consider my current backlog before committing to a completion date.


When takeoffs are completed, I will send you the completed Material List in your choice of Excel or PDF, and return your redlined plans.


You can then price your material list in Excel, or transfer the quantities into your existing estimating or accounting system, that already contains your pricing.


I use On-Screen Takeoff for all electronic plans. If you own this takeoff program and/or QuickBid (their estimating program), I can supply you with the OST files with any assembly quantities and measurements you request. If you have custom OST templates that you usually import into QuickBid, UDA Estimating, or Timberline, you can send those for me to use on your projects.


If you don't have an estimating system in place, I highly recommend Bid4Build. I can supply you with an estimating template, with your takeoff quantities already entered. As you recieve pricing and bids for your project, you can enter them into Bid4Build's Item Database. This same pricing can then be applied to future jobs with a few button clicks!


If you're already a Bid4Build user, and have your own custom templates and costbooks, I can work with you to improve them, and use them for any takeoffs I do for your company.


I also offer my customized Bid4Build costbook for sale. This costbook eliminates hours of data entry on your part. The items are already set up, and are ready for you to price with your local suppliers and subcontractors.

Takeoffs Offered


I offer five standard levels of residential new construction takeoffs. Below you will find a brief summary for each level. For costs and full details of what is included in each level,

  1. Instant - General material list for all shell and main finish items, excluding door & window details.

  2. Engineered Framing - All framing materials except engineered floor and roof systems. Roofing, siding, insulation, and drywall SF.

  3. Stick Framing - Full stick framing. Roofing, siding, insulation, and drywall SF.

  4. Shell - Adds footing and foundation to either type of framing takeoff.

  5. Full - Adds roof vents and flashing, boxing, exterior trim, baseboard, casing, decks, columns, and porch/deck rails.

All other services, such as commercial takeoffs, residential remodeling takeoffs and specialty contractor takeoffs, are charged by the hour at a flat rate of $35. Any fraction of an hour will be rounded to the nearest 1/2 hour.


Payment for all takeoffs is due upon completion, and before takeoffs and plans are returned. Large jobs will require a deposit, until your company has established a proven track record of timely payment with us. Please make all checks payable to: Jeremy Clemmons. I can also accept PayPal payments for both deposits and final payments. If time is an issue, this is the fastest way to lock in your schedule slot.
